Application and/or Approval?

In theory; unlike planning permission; you don't have to submit a full set of drawings, etc. and/or wait to receive an 'approval' before you can legally start work on site; however, apart from (very) small scale projects, most Building Control authorities will insist on seeing detailed plans and drawings so that they know what they can expect to see on-site!

Consequently; that means that you do have to make a Building Regulations / Warranty (Scotland) application before work starts on-site; albeit, you can legally start work as soon as you want thereafter without waiting for an approval to be issued; so long as the statutory inspection notices are submitted at the appropriate points during the construction work and what has been done is found to be compliant with the Regulations.

  • The biggest advantage of getting drawings 'approved', is that it is very comforting to have an approved set of drawings to work from on-site ~ following them means the risk of having compliance problems is dramatically reduced!

Of course; these days an 'approved' set of drawings definitely doesn't mean that an unconditional "approval" has been issued; such things belong to the past.  However that in no way diminishes the value of having an 'approved' set of drawings to follow on-site; it just means that there are other matters to be aware of that will need to be attended to at the appropriate time.

All of which reflects the fact that it has always been the building itself that has to comply with the statutory requirements ~ not the construction drawings ~ and so, following recent changes to various Regulations, that has created several new areas of compliance that can only be approved after inspection and/or testing on-site has proved the building physically complies with the Regulations!

Amend an existing Building Regulations / Warranty (Scotland) approval to use timber-frame construction!

Not all clients come to us with some ideas and a plot of land; many come to us with full planning permission already in place, sometimes they have a Building Regulations / Warranty approval too!  It is important to remember that; like planning permissions; there are time-limits in operation ~ although; provided any application to renew an approval meets the current requirements; there are NO grounds for refusal ~ unlike the situation when any planning permission is allowed to lapse!

  • We can prepare and submit applications for Building Regulations / Warranty approval; irrespective of whether we handled the planning application or simply 'inherited' an existing planning approval; similarly we can prepare and handle everything required to 'convert' an existing Building Regulations / Warranty approval from 'traditional construction' or from virtually any other form of construction; i.e. 'SIPS', etc.

So for people who already have full planning permission; the Building Regulations / Warranty application can simply proceed as normal ~ including all the structural timber-frame design calculations and specifications, initial 'SAPS' calculations, etc.; for people who already have Building Regulations approval as well, we can supply the timber-frame design calculations and material & nailing specifications for a straightforward substitution with the form of construction previously approved!  (NB: Making a substitution doesn't even require a fresh application nor the payment of any further application fees!)
